“Ebny” Real Estate Development Company adopts an expansion strategy, which aims to invest 4 billion pounds in integrated urban projects in Upper Egypt, in line with the vision and directives of the political leadership towards the south, and the company’s belief in the principle of development justice and the right of the people of Upper Egypt to provide real estate products that are compatible with their needs and their urban history. .
Major General Wagdy Al-Aydi, the company’s general manager, said that “Ebni” is currently studying a number of projects and investment opportunities in the governorates of Assiut and Minya, after the turnout that the company saw immediately after the launch of its first projects in the new city of Sohag at the end of last year. Al-Aydi confirmed, in exclusive statements to “Al-Masry Al-Youm Real Estate”, that the Egyptian state worked to achieve a major shift in infrastructure projects, and implemented unprecedented road networks, coinciding with the launch of many new and smart cities, which encouraged the private real estate sector to move towards implementing Integrated and developed urban projects in Upper Egypt, similar to Cairo. Ebni Real Estate Development Company was established in 2011, and its board of directors is headed by Dr. Abdullah Kamel, a member of the Egyptian Businessmen Association and a member of the American Chamber of Commerce. At its beginning, the company focused on implementing housing projects in Nasr City and Heliopolis, amounting to 17 projects with investments of EGP 2 billion.
Major General Wagdy Al-Ayedi said: “The company has taken upon itself, since the first day, the implementation of projects that take into account the marriage between the distinctive architectural character in those areas with the addition of civilized and modern touches, and the provision of most of the services developed in residential buildings,” adding: “When the state moved towards launching new cities in Upper Egypt, the company felt the importance of adjusting its investment plan in line with the new trends, so the launch of the Green Avenue project came as its first project in the new city of Sohag. It is an integrated residential urban project at the entrance to the new city of Sohag on an area of 20 acres, with investments of one billion pounds, and includes 31 A residential building, and 20 villas, with a construction ratio not exceeding 22%, and recently the company assigned the consultancy and design work to (Muharram Bakhoum), and the supervision of the implementation to the office of Engineer Hussein Sabbour.
He added: “We provide a product that takes into account the requirements and customs of Upper Egypt, so the spaces separating the buildings are between 8-16 meters, with building directions that provide the highest degree of privacy for the residents, with various spaces. The project is also characterized by green spaces, waterways and lakes.
The general manager of the company confirmed that the contracting companies have started settlement work, and before the end of the first quarter of the year, they will start construction work, expecting full marketing of the project units during the current year, with deliveries starting within 3 years.
For his part, Engineer Mohamed Islam, CEO of the company, confirmed that it carried out a comprehensive survey in the city of Sohag, and we found strong requests from different segments, including doctors, judges and Egyptians working abroad, stressing that the first phase of the project was booked immediately after its launch.
He continued: “The survey also revealed the urgent need for entertainment elements in the Upper Egypt projects, so a commercial and entertainment center was designed on an area of approximately 10,000 square meters within the Green Avenue project, separated from the compound to preserve the privacy of the residents, and the mall includes the best brands Restaurants, a children’s play area, a medical clinic and other services, and the mall will provide a service of enjoyment and entertainment for the residents of the compound and the surrounding areas.” He added that a “social club” and a “children’s nursery” will also be implemented, and their services will be allocated to the residents of the project only, and security, hygiene and maintenance services will be provided and linked to a mobile application for customers to facilitate the communication process, which is currently being implemented in cooperation with a telecom company, stressing that the company owns A strong and experienced department for managing projects and maintenance work, in addition to providing hundreds of new job opportunities for Upper Egypt’s youth and contributing to reducing overcrowding in major cities.
Regarding the company’s latest projects in Cairo, Maha Saad, Director of the Engineering Office, said that the company is currently implementing the “Ajaweed” project on an area of 2,200 flat meters on Gesr El Suez Road, which is a commercial and administrative project, explaining that 40% has been marketed.
